Market Update for Farmington / Farmington Hills

As with any free market, supply and demand are the major driver of pricing.  So far this year, inventory levels have been significantly lower than we would expect.  In February of 2013 there were 474 homes listed for sale in Farmington and Farmington Hills.  Compare that to February of 2014, we are 65% lower with just 166 homes on the market.  This imbalance of supply and demand is part of what has driven prices up over the last year as well.  Once again, let’s compare Feb 2013 median sale price of just over $117,000 to February of 2014, which resulted in a median sale price of $165,000.  Further evidence of this market trend is the reduction of time it takes for a home to sell.  Last February the average number of days a home spent on the market was 83.  This has dropped to just 46 average days on market in February 2014.
